Custom home building in Port Charlotte
Before a price means anything, the lot has to be checked. Lot feasibility on a Southwest Florida homesite means confirming setbacks and access, whether you are on county water and sewer or a well and septic system, how the site drains, and how much fill it needs. It means reading the flood zone, because the flood zone sets your finished floor elevation.
On wooded lots, particularly around North Port, it can also mean a scrub-jay habitat review or a gopher-tortoise survey and relocation permit before a machine touches the ground. We work through all of it in writing first, then pull the permit. That is what a general contractor is for.
New construction engineered for the coast
Once the site is ready, a house goes up in a known order. Most homes here sit on a monolithic slab; we also build stem-wall foundations where the flood zone or the grade calls for a higher finished floor. Exterior walls are reinforced concrete block with filled cells and a poured tie beam on top.
Interior framing and roof trusses are strapped and anchored to the Florida wind code for this exposure. Then the inspections: foundation, slab, cell fill, framing, and the final. Every stage is photographed, so you can still see what got covered up by drywall and stucco.
Lanais, pool cages and aluminum carports
Outdoor structures are the work Charlotte County asks us for most: 35 lanais and 88 aluminum carports built to date, plus screen enclosures and pool cages. In Florida these are engineered, permitted structures, not handshake jobs. Each one gets a wind-load calculation, a footing detail, and an inspection. That is the difference between a structure that stands through the next storm and one your insurer wants to argue about.
